DISCUSSION:
Appraisal to rebuild building is over 10 million. We are short 3 million if building is destroyed. Pasqualina has asked for new insurance quote to cover entire value.Bike Racks - Glenn
Bike rack - town has on boardwalk rack the sits on top of sand. See picture. Estimate $800 installed.
DISCUSSION: Anne - bike racks are needed. Anne asking for quotes on doing a bike rack in the concrete. Glenn and Carmen will work together based on where fencing will be.
Pool and Fence Update - Carmen/Pasqualina?
DISCUSSION
Pasqualina sent the notification to our neighbor and proof to the town.Key fob system vs. key in discussion. Quotes on both will be obtained. GO Properties and Anne mentioned that key fob system, although more expensive, generates income in the long run.
Window Update - Pasqualina

Waiting for information from window company on windows under warranty.
New Business:
Cameras - Tracy
7/12 - Spectrum contacted about access to a “building” wifi. Our account does not include this service. Tracy has requested pricing to activate this for our account.
7/13 - Tracy spoke with Matt Smith at Satellite Army about our needs for additional cameras.
7/19 - Matt came out to Carolina Surf and after evaluating makes the following recommendations:
Need to get an electrician to do power in stairwells for roof.
3 Nest cameras - $1,500 for cameras and installation. This is assuming we can get community wifi from Spectrum which was not a part of our original package.
If there is an outlet in pool closet, we could do a camera here on wifi assuming we can get community wifi from Spectrum, we can add this to our current network. $500 estimate. If we do with conduit over $1200
For trash area, we could run conduit to corner of lobby. Camera would be installed there. $1,000 for camera and labor.
7/19 - Follow-up call with Jacob at Spectrum: Still trying to get a response from Spectrum.
DISCUSSION:
More expensive than expected. Tracy will get final numbers from Satellite Army in the next few days.
Parking Lot - Glenn
80 inch clearance bars. $325.00 for entrance. $ 525 for exit attached to angle brackets. Add $50-200 per bar if text is added such as 7'3 or entrance only.
Removable bollard to protect drain clean out in garage floor $225
18 x 18 signs that say exit only with arrow. $125
Need parking stops on ocean side of garage. Get rid of wood stops. Estimate $800.00
Repair and paint where garage ceiling was cut to investigate water drip and paint peeling, $800.00 estimate
DISCUSSION
Glenn recommends do entrance at this point. Anne made a motion to do the entrance and the signage. Pasqualina second. Approved by vote. 5-0.
Anne makes motion for removable drain. Pasqualina seconded. Approved by 5-0.
Glenn will get a couple of quotes on concrete pads instead of wood stops.
Carmen will get quotes on garage ceiling. She is talking with Native Construction on this and construction that is needed for posts when the pool is installed.
Storm Drain Update - Carmen
Work with the town is slated for the fall on the drains.
DISCUSSION
Still expect Carolina Beach to take care of Hamlet flooding and our parking garage flooding.
Landscaping, Key Pad Door Locks & Hurricane Shutter Bids - Pasqualina
We probably need 3 landscape bids for work to be completed in the fall (possibly after hurricane season)?
Should we replace everyone's front door locks with a keypad in the fall? (3 bids?)
DISCUSSION
Carmen has quotes on astro turf and working on two bids for landscaping. Discussion on what to do about keys vs. keypads this fall.
Website Update
New site was launched in June with all of the information on the old site plus a passworded Owners section
This has been communicated multiple times on facebook
Owners capabilities from website include:
Requesting owner and guest parking passes (goes directly to Glenn)
Requesting activation of Spectrum Wifi (goes directly to Tracy)
Registering Pets (Goes to Carolina Surf Board)
Reporting Problems and Issues and Documenting how they are resolved (goes to Carolina Surf Board)
Registering Rental Unit (goes to Carolina Board and Tracy) - once this is done, units will be placed on the website.
All of these forms are stored on our google drive so that we can keep a record of what we receive.
DISCUSSION
There is a lot of functionality in the website for owners - just need them to use it. Pasqualina will encourage use in her owners update.
Plumbing Update - Tracy
7/12 - Parlier Plumbing scoped drain stacks with video equipment
Each stack was scoped providing visual inspection of main vertical drain lines and each units two inlet flanges.
Scope was run from roof access to below parking lot grade into main sewer lines running beneath the building01 stack clean / 01 main line clean
02 stack clean with the exception of inlet flange at unit 102 / o2 main line clean
03 stack clean / 03 main line clean
04 stack clean / 04 main line clean
05 stack clean / 05 main line clean
06 stack clean / 06 main line ok, but some sludge, sand, TP buildup
07 stack clean / 07 main line about 30% backed up with sludge, sand, TP7/16 Parlier Plumbing returned and flushed sludge from main drain line for the entire building.
DISCUSSION
All owners are now responsible for their own plumbing.
Lobby Door - Glenn
Door was knocked off track. This will be a billable event. Approximately $300.00
Getting budgetary estimate to replace with a standard door 42 inches.

Sidelight Window Replacement Options - Tracy
7/16 - Greg from Atlanta Glass evaluated the sidelight in Unit 102 and proposed two replacement options:
Replace glass and seals only
Replace entire window (frame, glass and seals)
Pricing will be sent to Carmen.
DISCUSSION:
Andy Butenhoff reported that if the entire unit (frame. glass and seals) are replaced it will need to be hurricane rated and will be very expensive. Still waiting on quotes.
Board Members and Positions
Tracy has volunteered to take minutes and has requested to get what will be reported from each board member prior to the meeting.
DISCUSSION:
Glenn suggests Anne monitor parking lot when flooding.
Elevator goes down - Anne will reset it.
Packages - Ashley is picking them up and putting in storage closet.
Pasqualina sold her unit. Glenn is interested in becoming next board president.
